What's the difference between Essentials and Care?

Essentials gives you one trusted person to call — when something breaks, you text us and it's handled. Care adds the proactive side: your home's routine, preventative maintenance — the oil changes of homeownership — completed by professionals on schedule, without you thinking about it. Essentials is for people who want a great response; Care is for people who'd rather the problem never happen.

What's the difference between Care and Estate?

Care proactively manages your home's maintenance — the routine work happens automatically, without you lifting a finger. Estate goes further: Vista takes over every vendor touching your property, including your recurring pool, landscape, and housekeeping teams — their scheduling, their quality, and their billing. From the curb in, everything is Vista's responsibility on your behalf.

Do I have to commit to a contract?

Programs are month to month. We earn the relationship every month, or you leave. Simple. Prefer to pay annually upfront? Take 10% off any program.

What happens when something breaks?

You text your home manager. We diagnose, bring in the right vendor, let them in, check the work, and it shows up as one line on your monthly statement.

How are repairs priced?

Vendor cost plus a 20% coordination fee ($100 minimum). You approve one all-in price by text before any work begins — no invoices to decode, no surprises. Larger projects get a full Vista Build proposal.

What does it cost to have someone come out?

On-site dispatch — letting a vendor in, checking on work, handling a request — is $79 for the first hour and $100/hr after. It's on your statement, never a surprise.

Do you handle homes for people who travel?

Constantly. Out-of-town checks are $79/visit: leaks, A/C, security, all confirmed while you're away. Many clients simply text us their travel dates.

Who actually comes to my home?

Your home manager, and vendors we've personally vetted and work with across many properties. We know who's good in this town — that's half of what you're paying for.

Which neighborhoods do you serve?

Greater Austin, with most of our homes in Westlake, Tarrytown, Barton Creek, and the hills west of town.
